Gate entrance issue is resolved.
May 19, 2024
We are experiencing issues with our gate electronics on the entrance side. As a result, we have placed it in the held open position and notified our service provider. We will keep you updated on the progress of repairs.
Gate Usage
If you need to report a gate issue, please send a text message to the phone number on the sign attached to the gate. Someone from the gatekeeper team will contact you as soon as he is available.
For all other gate needs including obtaining remote controls and updating your information on the directory, email the gate keeper.
Let us know if you would like to be listed in the electronic directory on the outside of the gate. When visitors scroll through the directory (using the A or Z button), they will be presented with the community listings. When they push the Dial button, the associated phone number will be called. When you answer the call from 863-276-3865, simply press “5” on the keypad to open the gate. Helpful Note: Add this phone number to your phone’s contact list to make it easier to identify.
If you do not have a gate code or would like to update it, contact the gatekeeper.
Gate remotes are $40 each payable by check made out to Grandview Landings HOA. You can also acquire a key to the walk-through gate.

November 5, 2023
The new gate entrance lights have been installed and tested. Community member John DeLoof was instrumental in finding and installing these lights.
August 10, 2023
We are aware that the lighting at the entrance is currently out. We are working with an electrician to troubleshoot and correct the issue. We hope to have it resolved in the next few weeks. In the meantime, please be careful entering and exiting GVL, especially when it’s dark. Also, we have installed reflective tape on the edges of both the entrance and exit gates in hopes of eliminating further damage to our property. We hope this helps to reduce or eliminate those unnecessary expenses. Please feel free to contact the board should you have any questions.
Annual Assessments
HOA annual assessments of $500 are due January 1 of each year and late on February 1 at which point late fees will be assessed. These fees include a $25 administrative fee and then $10 per month until the debt is satisfied.
These assessments fund gate operations, landscaping and lighting throughout the neighborhood which help maintain our community’s appearance.

How does USPS/FedEx/UPS/Amazon deliver?
Mail is delivered by USPS Monday thru Saturday at the mailboxes by the front gate. The sellers should have provided the mailbox number and key. Packages delivered by UPS, FedEx and Amazon will be dropped off at your doorstep. Please use the community-provided code for the shipper to gain access through the gate. Contact us if you don’t know the code.
What are the garbage pickup days and process?
Garbage pickup day is Monday each week. They typically show up in the morning, so most homeowners roll out the containers Sunday evening. The blue bin is for recyclables, and the green bin is for basic trash and garbage. On Mondays which are holidays, the pickup will be Tuesday. Set the bins apart and face the lid openings towards the street so the trucks can pick them up easily.
How does oversized items disposal work? For example, large items like furniture or boxes that won’t fit in bins?
Set them next to the bins and there is a separate pickup om Mondays.
